We draw your guestrooms and public space, bid the package, write the purchase orders, chase the containers, and we are still in the room on the day the last piece gets set. It is one firm on one contract from specification through punch, and because we own and operate hotels ourselves, we look after your budget the way we look after our own.

Interior design

Most of the cost is settled before anyone orders.

Our designers spend this stage on the fabric grade, on the lamp that carries the power module the brand asks for, on a carpet the franchisor signs off first time. None of it costs anything while it is a drawing, and all of it does once a factory is running.

Choosing a finish is the happy part of this work and the fussy part at once. It has to look right, price out, get the brand's blessing, and still be in production the month the truck comes.

A purchase order is a promise with a date on it.

Design is the half people ask to see first, and we have never minded that. Buying is the half that decides whether the doors open on the day the note says they open, and it is quieter work, mostly confirmations and phone calls and a folder that has to be right. It is the half we love most.

Installation

The truck arrives when the building is ready to take it.

There is a sofa in this photograph, and a casegood, a table lamp, a side table, framed art, a window treatment and the carpet underneath all of it. Seven purchase orders, and we wrote every one, chased every one, took delivery into a building that was still a construction site, and set them here in the right room in the right week. Then we did it again for the next room.

What a line item looks like

One line on the budget, and six of the things it turned into.

On a budget, FF&E is one line with a number beside it. Open that line up and you find a pendant with a lead time, a fabric grade the brand standard names and will come back to check, a lamp whose power module has to match a sheet signed off long before the room existed, and a long tail of decisions just like them. Every one of these was drawn, priced, ordered and set by the same people, who are all still quite attached to it.

We were on it from the first specification sheet to the punch list, which is a long time to spend with one building, and we got fond of it.

We own and operate hotels

We have opened the doors on our own buildings, walked the lobby the week before with the film still on the glass, and then lived with what we bought. Some line items are worth going back to a vendor over more than once, and some are better let go so the schedule holds. Knowing which is which is most of this job.

One point of accountability

One firm carries it from the first finish board to the last piece set in the last room, so there is no seam where a designer hands off to a purchasing agent, who hands off to an installer who has never spoken to either of them. You walk punch with the people who drew it and bought it, and that is a far better conversation.

We buy across three brand families

We are buying across Hilton, Marriott and IHG more or less continuously, so when a quote lands we usually already know what that same chair cost us recently, and we say so. The vendors know us and we know their lead times, and both of those turn into money on a package this size. It is not a dramatic advantage, but it is where most of the savings actually live.

How we price it

Our fee is quoted per project against the approved FF&E and OS&E budget, not against total project cost and not against construction. It is worth checking the basis on every proposal you are reading, ours included, because the same percentage on two different bases turns into two very different numbers.
